A Junior ADU typically ranges from $50,000 to $100,000 and involves converting existing space within your home.

A garage conversion ADU typically ranges from $80,000 to $150,000 depending on size and finish level. Often the fastest path to rental income.

An attached ADU typically ranges from $150,000 to $250,000 depending on size and scope.

A detached ADU typically ranges from $300,000 to $500,000 depending on size, design and site conditions.

Now here is the number that matters most. A detached ADU on the Eastside can generate $1,800 to $3,200 per month in rental income. That is $21,600 to $38,400 per year from a property you already own. On a $350,000 investment that is close to a 10% annual cash return in a hard asset that is also appreciating in one of the strongest real estate markets in the country.
